Denise R. Yarnoff
Denise is a shareholder and is co-chair of the firm’s Land Use and Zoning Section. She has represented international, national, regional and local companies, developers and individuals in complex zoning and land development matters. Her experience includes multi-million square foot office parks, large hospital expansions, energy and utility facilities developments, shopping centers and regional mall developments, redevelopments and expansions, large and small single tenant retail and convenience store developments and redevelopments, school and religious institution developments and expansions, large mixed use developments and large and small scale residential single family, multi-family and apartment projects as well as golf course, country club and resort communities.
In addition to obtaining all municipal approvals for those projects, she has also been involved in obtaining the necessary federal, state and county approvals and permits from agencies such as Pennsylvania Department of Transportation (PennDot), Army Corps of Engineers (ACOE), Pennsylvania Department of Environmental Protection (PADEP), United States Fish and Wildlife Service (USFWS), Pennsylvania Fish and Boat Commission (PAFBC), Pennsylvania Historic and Musuem Commission (PHMC), and County Conservation Districts.
Denise also represents landowners and developers in tax assessment and exemption matters as well as in significant Municpal and State condemnation matters.
Denise's practice takes her throughout the 5-county Philadelphia region. She has lectured in numerous land development/zoning forums such as ULI/Urban Land Institute, Wharton Business School and Homebuilders events.
